Greater Fishponds has a good balance of private and local authority homes. The private streets have varying styles of homes whereas the local authority homes look fairly similar. But all are well built, have good sized gardens and most residents live in a neighbourly community.

Bristol's First Council Houses
Beechen Drive in Fishponds has the 1st council homes in Bristol.

The local authority homes in Fishponds were first started for people returning home after The First World War and a few years later more were added by local industry to house their workers. They were homes for hero's and homes to attract good workers; these are homes that were built to last! These houses have large back gardens and nice front gardens; most have two or three bedrooms upstairs, a bathroom, sometimes a toilet downstairs along with two living rooms and a kitchen. The private houses in the area date back to Victorian times and others are 1930's homes.

At the opposite end of the market there are homes in Stapleton which are over 500 years old, one was used by Oliver Cromwell in 1645 as a war office with General Fairfax before taking control of Bristol Castle. This area of Fishponds has been popular with kings since the Norman Conquest in 1066 and lots of the area was the Kings Forest.

Prices for houses in Greater Fishponds range between £130k in our breadline communities and up to £3m In Stapleton and Frenchay areas. However this is only a rough guide and flats vary accordingly 18th April 2011

Greater Fishponds is an area of more than 8 miles in circumference and it can be seen as a town within a city. There aren't many communities in the UK which can boast more diversity, choice, opportunities and variety than Fishponds. To compare districts of our community to other areas of Bristol is fairly simple... if Stapleton and Frenchay is Clifton and Redland, then Greenbank is St Andrews and Hillfields is Horfield. To buy a home near to Ashton Court in Clifton is expensive but to buy a home near to Oldbury Court Park in Frenchay means getting just as much for your money and you'll make a considerable saving while accessing the motorway is far easier. Explore Fishponds, look at all of your options; walk around Oldbury Court Park (comparable with Ashton Court and better than the Downs) and plan your lifestyle around your budget. If it's city life that you are looking for in a vibrant suburb then to buy a home in Greater Fishponds is a very good move; but be aware that some parts suffer from troublesome neighbours so ask a local agent for advise.

New developments in the area have popped up through the sale of land (mainly people's gardens and past community buildings). Two new estates are under construction where world war two prefab emergency homes were built. These new homes range in price between £165k - £240k and flats are also available. New development in the Hillfields & Speedwell area is named as The Hollies.

To choose a home in Greater Fishponds is a very good move, especially considering that we are next to Frenchay Common which is one of Bristol's best addresses along with Stapleton; we also have Oldbury Court Park which is one of Bristol's top three parks and Fishponds is less than 10 minutes drive from various countryside retreats.
In general, Fishponds and the wider area has a nice choice of pubs & restaurants and a full range of activities. Fishponds main road is one of 7 areas chosen in Bristol for a new flag ship bus route. There's new world class education facilities, shopping centre's all around the wider area; the area has safe access to cycle ways connecting to a safe and efficient cycling network, it's good for walking and we have a solid, friendly and prosperous community with good links to the M4, M5, M32, A37 plus we're just 20 minutes scenic drive in to Bath.

Blackberry Hill hospital was purchased by the Homes and Communities Agency (H&CA) for around £5m in 2009. As part of their commitment to local people, H&CA ensure that wildlife and most heritage is protected and sustainable.

There are public footpaths included in the site, mainly in Laundry Field, these may need to be moved to a different location as part of the redevelopment once a development partner has been found. (Mark Logan of SMAG and the Greater Fishponds Partnership Planning Group (GFPPG) who chaired the meeting will ensure this is done properly, putting Fishponds first with his team. Initially the Blackberry Hill site itself is a priority to redevelop in to sustainable living, taking down and replacing modern and dilapidated buildings and preserving listed and heritage buildings however possible. If homes are built on the Laundry Field site then (H&CA) will have to pay more money to the council as part of the agreement. There may be no development on Laundry Field.

There will be a public consultation later in the year where local people will have a far clearer idea of the plans and a process whereby local people we can share feedback.
From the SMAG meeting it is apparent that H&CA aren't 100% sure where their boundary ends, they may own some of the large trees on the site as well which have been looked after by the hospital for over 25 years that local residents know about.

H&CA are looking for an ethical development partner who will keep people involved in the process, liaison in the community. H&CA say they have a wealth of expertise locally and they'll ensure that development is in the interest of local people. A similar development by H&CA in the wider community is Hanham Hall hanhamhall.co.uk

Development partner will need to:

A) Explain what they'll offer the local community.
B) Address peoples concern's.
C) Detail what materials are going to be used.
D) Say how they will develop the site..

H&CA said that councils throughout the country have been impressed by their best practice methods.

Milestones: Exits and entrance may need tweaking.

The site is 21.5ish Acres which is made up as 12.9 Acres (Blackberry Hill Hospital) and 8.6 Acres (Laundry Field).

The SMAG may need to initially apply for village green status to stop H&CA from developing Laundry Field.
